As your Design/Build expert, CD Barnes Associates can help assess your building needs, provide all architectural and engineering services through registered professionals, arrange financing, find the ideal site with necessary testing, manage site plan and zoning issues, secure and manage all subcontractors, and provide bonding to ensure project completion
Faster Track, Lower Stress
Design/Build projects are usually completed significantly faster than those built with traditional methods. Depending on all circumstances, this alone can drastically lower your costs and stress. Other stress-reducing factors include a more cooperative spirit among the construction team, clear lines of responsibility and communication, and all parties work within the same upfront contract, ensuring no reason to haggle, fewer misunderstandings, and a greater level of teamwork than other methods.
What About Cost?
Final Design/Build costs tend to be competitive with those of comparable traditionally constructed buildings and, often, they’re less. We purposefully wrote final costs, not bids. Design/Build tends to yield realistic cost projections, based on careful consideration of what could go wrong throughout the project. Hard-dollar, competitive bids (the kind that you get in traditional general contracting) usually aren’t quite so realistic — and sometimes nowhere near the actual, final project cost. Also, in the Design/Build process, the architect works closely with the contractor, and tends to design with cost in mind.
Is Design/Build Right for You?
If you’re short on time and already have enough to worry about, the Design/Build process may be ideal for you. On the other hand, if you have time to manage the project and you’re (a) experienced in supervising construction, (b) prefer a more hands-on arrangement or (c) face a low-bid requirement, you may prefer the traditional, General Contractor approach. We would certainly be more than happy to discuss that option with you. We also offer Construction Management services, which can offer you more control and responsibility, while maintaining many advantages of a close owner/contractor relationship.
