Job Title

Full Time, On-Site Superintendent
Must be willing to travel and work nights.

Job Objective

The Superintendent provides overall on-site coordination, directive, and oversight of assigned projects.

TECHNICAL REQUIREMENTS

  • Be computer literate (Microsoft Word, Project, Excel, and Outlook)
  • Understand the operation of smart phones, computers, and tablets
  • Have knowledge of construction (means and methods)
  • Possess understanding of subcontracts, agreements, purchase orders, and other agreements relative to a project
  • Able to read, review and interpret project specifications and drawings
  • Possess understanding of building components and systems

MANAGEMENT REQUIREMENTS

  • Establish site logistics plan for field office, trailer yard, dumpster, etc.
  • Complete daily reports
  • Report productivity measurements if required
  • Conduct job/task planning analysis and schedule personnel, equipment, and materials
  • Daily monitoring of the performance by subcontractors and notification to the subcontractor and Project Manager
  • Conduct trade foreman meetings to review schedule and coordination issues
  • Maintenance of As Built Documentation
  • Maintain an organized construction site and job office
  • Conduct on-site progress meetings (set meeting agenda and look-ahead schedules)
  • Monitor and analyze performance of subcontractors work against published schedules

SAFETY ASSURANCE

  • Manage field operations and document in daily safety inspections and take actions as required to ensure job safety and security
  • Possess strong knowledge of safety guidelines and regulations
  • Conduct weekly safety meetings with trades foreman

QUALITY ASSURANCE

  • Identify potential errors regarding project drawings and specifications
  • Inspect and ensure that quality of all work conforms to industry standards and contract documents
  • Ensure that inspections with independent inspectors, and government officials, including subcontractor inspections, are performed as required
  • Conduct a punch list walk thru with each subcontractor

LEADERSHIP REQUIREMENTS

  • Ability to work well with others to resolve jobsite issues
  • Ability to build positive relationships with owners, design professionals, internal personnel, and subcontractors
  • Provide direct supervision and leadership on job sites
  • Attend owner/architect progress meetings and participate as required
  • Conduct trade foreman meetings to review schedule and coordination issues
  • Ability to effectively present information in one-on-one and small group situations to clients and subcontractors
  • Clear concise communication skills both written and verbal

REQUIRED EXPERIENCE

  • High school diploma or GED
  • 4-year degree in construction related field preferred, but not required
  • 5 years of experience in retail construction-related management capacity
  • 30 Hour MIOSHA Construction certification or willingness to obtain certification
  • Certified in CPR/First Aid or willingness to obtain certification

Full Time, Project Manager
Must be willing to travel.

Job Objective

The Project Manager manages the conduct and performance of the construction project, including administration, control and application of resources, safety, and profitability.

TECHNICAL REQUIREMENTS

  • Be computer literate (Microsoft Project, Word, Excel, and Outlook).
  • Understand the operation of smart phones, computers, printers, and tablets.
  • Have knowledge of construction (means and methods).
  • Sage 300 Construction and Real Estate experience preferred, but not required.
  • Possess understanding of owner contracts, subcontracts, agreements, purchase orders, and other agreements relative to a project.
  • Able to read, review, and interpret project specifications, drawings, addendums, requests for information, scopes of work, change orders, etc.
  • Possess understanding of building components and systems

MANAGEMENT REQUIREMENTS

  • Create construction project schedules.
  • Coordinate, conduct and/or attend preconstruction and progress meetings with estimators, owners, architects, subcontractors and local officials.
  • Monitor and analyze performance of subcontractors work against published schedules.
  • Complete and maintain daily paperwork such as shop drawings logs, change order logs, exposure logs, permits, AIA billings, invoices, schedule updates, safety reports, drawing changes, cost analysis reports, and email correspondence.
  • Ensure the execution of activities are compliant with all client specific programs and guidelines.
  • Assist Site Manager with management and coordination of punchlist and closeout procedures

  • Possess strong knowledge of all federal, state, and local construction codes, safety standards, guidelines, and regulations.
  • Assist Site Manager with enforcement of safety policies and procedures on site
